Project overview

The Nancee Way Apartments are 127 units of rental and low income rental in Westbank First Nation. Sited on remediated gas station land, this five-storey building anchors the intersection of Nancee Way and a new east-west road with a strong building corner, plantings, and parklet. Coming up the new road, past the apartment building's entry, there will be a new daycare on the ground floor, with separate outdoor parking lot for children drop-off. 

The design challenges on this project included a steep sloping site, integrating the daycare space and outdoor play area alongside residences, and 20% of the units to be fully accessible for persons with disability. The low-income rental units proposed in this building drive decision making to maximize value delivered for cost. The design team of architects and engineers collaborated to create good homes and an attractive building on a tight budget.

  • Moving all the apartment parking underground made space for a community-serving childcare and extensive outdoor play area for children. Residents have access to a neighbouring outdoor amenity space at grade, and the public gets a corner parklet at the intersection of main roads. These apartments will be a landmark along highway 97, where white exterior frames around balconies create a distinctive grid, and serve to reduce headlights and sound coming into the apartments facing the road.
