Project Overview

Located within the Joyce-Collingwood Station Precinct, Morrison Park envisions a 21-storey, 100% social housing development with a privately operated 74-space childcare facility at grade, transforming an under-utilized site into a high-density affordable housing hub. The building responds directly to the City of Vancouver’s objectives for transit-oriented development, housing affordability, and community infrastructure delivery, whilst aligning with key planning & policy context principles.

Being 100% Social Housing, this development will deliver much-needed non-market rental homes alongside a significant childcare program, creating a socially beneficial catalyst project that will contribute to the area’s ongoing evolution while meeting critical community needs. The daycare program faces the rear lane with direct access to pick/up and drop-off via car, as well as ample daylight throughout the day in the outdoor play areas. This location prioritizes privacy, improves access, and maximizes daylight exposure.

  • The building massing attempts to mediate between the existing and future context, introducing a four-storey street wall that reinforces the established scale of neighboring apartment buildings while carefully integrating a tower component. The articulation of the tower component begins by dividing the massing on both the East and West elevations into two distinct volumes with a continuous vertical reveal. These volumes are further reduced in scale by sub-dividing them into smaller components, articulated by white frames. The considered application of materials strengthens the definitions of these volumes, with the ‘recessed’ portions using dark gray cladding to contrast the white frames. The North and South elevations are considered as extensions of these frames, clad with white panels and employing a punched glazing pattern subtly differentiated with horizontal reveals which connect to the massing on East and West elevations.

    In an effort to enhance the currently uninviting sidewalk condition along Boundary Road, ground-oriented units with dedicated patios are nested behind a layered, lush landscaping approach that reinforces a scale more appropriate for the pedestrian experience.
