Beginning with a large ground-oriented retail site, this proposal is to redevelop and densify in phases for a gradual transformation of the property. Working with varying tenant lease lengths, Formosis proposes six phases for redevelopment in manageable chunks, while maintaining retail operations.

The design creates a sense of place and neighbourhood by introducing internal streets, bringing pedestrians into the site to a new high street with retailers on both sides. Fronting the main arterial road, it proposes two floors of retail and six floors of residences.

The scale of buildings grows in later phases and towards the back of the site, with towers reaching 22 storeys. To link the towers and outdoor podium space, a high line elevated pedestrian walkway is proposed which runs the length of the site, terminating in a park. Formosis produced a carefully considered masterplan that creates value for the owner though a unique sense of place, and approachable phasing for an operating retail centre.
