Project Overview
Formosis was retained to propose several possible scenarios to develop an approximately 323,000 sq ft site in south Surrey. The site is conveniently located near a Hwy 1 interchange and a major Regional Park. A grade separated pedestrian connection to the development was proposed to maximize the connection to this natural amenity.
We explored a strictly townhouse scheme, a mixed townhouse and 4-storey scheme, a 6-storey scheme, and a higher density masterplan scheme with the potential of joining with the neighboring sites to present a broader community-based development.

An over-riding theme was to design a housing scheme where architecture and landscape are seamlessly integrated, offering a calm, grounded living environment. Homes are oriented toward natural vistas and softened by existing native planting, creating a sense of retreat. Just steps from a major Regional Park, residents would enjoy immediate access to expansive trails and open green space - while still being only minutes from the full range of urban amenities. It’s a rare balance of immersion in nature and everyday convenience.
Each scheme allowed for a heathy ratio of parking, amenity areas, both internal to each building and site wide. One edge of the site bordered a creek and required the requisite setbacks, which worked to visually broaden the outdoor play areas visually.
