Project Overview
The reimagining of this retail site was prompted by substantial vacancy and a shifting neighbourhood context. A primary focus of the masterplan was the complex phasing required to accommodate active, long-term leases while introducing new density. By identifying a path for gradual transformation, the design ensures the old and new elements function as a holistic, built as one scheme, allowing for a seamless transition into a mixed-use destination.

The scheme breaks the mold of the traditional mall and its big box and smaller CRUs that respond to the maximization of surface parking and exposure to the main traffic artery for large-scale pylon signage. In its place, the design establishes a sustainable neighbourhood hub centered around a curvilinear, semi-enclosed “Main Street.” This pedestrian-focused framework uses a glass roof and natural ventilation to create a climate-responsive environment. By relocating parking below grade and to the secondary perimeter road, the masterplan prioritizes interior protected pathways that provide the premium locations required by higher-end retailers.
The architectural character is defined by sculptural forms and a signature central canopy that serves as a landmark for the community. Rather than a singular facade, the masterplan establishes a "face for every use" along the perimeter, allowing the site to transition from active retail frontages to an intimate residential scale that respects the surrounding neighbourhood. This symbiotic integration of uses allows the site to function as a self-contained community, utilizing green roofscapes for outdoor activity while delivering a high-performance environment through ground-source radiant heating and cooling systems.
Formosis delivered a blueprint for the owner to elevate their real estate into a landmark destination, integrating residential and institutional uses to support a new community heart. Our experience with complex, multi-building interactions allowed the design to be shaped into a project that delivers across multiple metrics. Through this approach, the site is transformed into a logical network of public plazas and curved pedestrian corridors that facilitate site-wide connectivity and improve movement between the new high-density buildings and the existing neighbourhood context.
